The top course of brick or the stone tread on each step takes the most wear. When the mortar under it breaks down, treads rock, crack and eventually come loose. Catching it early usually means resetting a few bricks rather than rebuilding the step.

A gap between the stoop and the house wall usually means the steps have settled. Sometimes the footing was too shallow, sometimes the soil underneath has washed out or shifted. Central Virginia's clay soil swells when wet and shrinks when dry, and steps built without a good footing feel that movement. Once water gets into the gap, the problem speeds up.

Iron railing posts set directly into brick are one of the most common causes of cracked steps we see in Richmond. As the iron rusts, it expands and splits the brick and mortar around it. The fix is to cut out the damaged brick, clean or replace the post base, and reset it so water can't collect around it.

Steps are constantly wet, so mortar joints and soft old brick wear faster here than on the walls. Hard cement repairs, salt and deicer, and water sitting on flat treads all make it worse.

Many of Richmond's older rowhouses have brick or stone stoops that are original to the house. On these, we try to save as much of the original material as we can. We reset historic brick and stone treads, repoint with mortar that matches the original in color and hardness, and replace only the bricks that can't be saved, using salvaged brick that matches the house. In neighborhoods like the Fan, Jackson Ward and Oregon Hill, where stoops sit right on the sidewalk, that matters for how the whole block looks.

If your home is in a City Old and Historic District, such as parts of Church Hill or Monument Avenue, check with the City of Richmond before changing the design or materials of your front steps. Like-for-like repairs are generally simpler than a redesign, but the city decides.

Steps take more water than any other brickwork on the house. Rain sits on the treads, snow melts into the joints and salt gets tracked in all winter. On an old stoop built of soft Richmond brick, the joints have to let that water back out. Lime mortar does that. It's softer and more breathable than the brick, so the joints take the wear and the bricks stay whole.

The cracked, flaking steps we see most around town were "fixed" years ago with hard gray cement. The cement holds the water in, the freeze gets into the brick, and the tread faces pop off. When we repair a historic stoop we cut that cement out carefully, reset loose treads, and repoint in a lime mortar that is still breathable but strong enough for an exposed step, matched to the original joint. Then we keep it damp and protected while it cures, because lime that dries out too fast won't last.

It depends on the base. If the footing is sound and the steps haven't moved much, resetting loose brick and repointing is often enough. If the steps have settled or pulled away from the house, rebuilding on a proper footing usually lasts longer.

A step built on a proper footing and pointed in the right mortar is a step you won't think about again for a long time. If you want the job done right the first time, look no further. We'd rather do it once, the old way, than come back in a few years to fix somebody's shortcut. The National Park Service's guidance on repointing historic masonry (Preservation Brief 2) says a well-done repointing job should last at least 30 years, and preferably 50 to 100. Historic England warns that hard, cement-rich mortar on old brick traps moisture and speeds up the decay of the brick around it. So we match the mortar to the wall, fill the joints properly and let them cure slowly. Work built to last decades.
